Apartment rental website with a booking calendar
A booking website for apartments starts at €900, with a typical timeline of 2–4 weeks. You get property pages, an availability calendar, seasonal pricing and a way for guests to send an inquiry or book directly. It's built for owners and small hosts who want their own sales channel and one place to see every request.
Show the guest whether the place fits their trip before they ask
A visitor wants to see the layout, the distance to the beach or town centre, bathroom photos and check-in details. If they have to ask for that in a message, most give up before sending an inquiry. So I organise the property page around the questions guests actually have. The phone stays available, but basic details and preferred dates can be sent in the evening too, when you're not answering calls.
Before building anything, we separate the property from the individual rental units. A villa with several apartments doesn't track availability the same way as a house rented as a whole. We also agree whether a guest sends a request you confirm, or picks a slot that's genuinely free. That decision shapes how the calendar behaves, what happens after a request comes in, and how you keep availability up to date. The site should never promise a free date if that information isn't reliably maintained.
What an accommodation website includes
Calendar per rental unit
For each apartment we set the days you can offer to guests and the periods it's closed. A manual entry from a phone booking needs to be simple, so the site and your own records never show different availability.
Seasonal pricing
You enter the price for a given period, the minimum stay and any agreed surcharges. The guest sees what's included in the total, and where your confirmation is still needed. Stays that cross from one season into another get their own agreed calculation.
Inquiry or confirmed booking
The form collects dates, number of adults and children, and guest contact details. With an inquiry, the message makes clear the date still needs confirming. Instant booking only goes live once you have reliable availability and clear acceptance rules.
Content for international guests
Descriptions, house rules and messages can exist in more than one language. Each version gets its own address and language tags. We check translations and unit names together, especially anywhere they shape a guest's expectations.
A gallery that explains the space
Photos are grouped by apartment instead of dumped into one shared gallery with no context. A guest should be able to tell the terrace from the bedroom from the shared yard. The layout is built for phones, with images sized and captioned to match.
Map and practical information
Location, parking, how to get there and check-in time live in one place. We add directions from the main road where useful. You confirm the exact position and content before the page goes live.
A panel for everyday changes
From the panel you edit descriptions, photos, prices and the status of incoming requests. You don't need to email a developer for every seasonal price change. Training walks through entering one real apartment and handling an inquiry start to finish.
Confirmations and request tracking
The guest gets an email confirming their request was received, while you get the details needed to reply. We agree who receives messages and how sending is tracked. A received-inquiry email is not a confirmation of availability or payment.
Cost and timeline
| Package | Starting price | Typical timeline |
|---|---|---|
| Booking website | from €900 | 2–4 weeks |
The starting package is a booking website. Final scope depends on how many unit types you have, how many languages, your pricing rules, and whether instant confirmation is needed. Text, decent photos and a ready price list all help keep the project on schedule. You get a fixed quote within 48h of a short call.
Channel-manager connections, card payments and complex calculations are not quietly included in the starting price — each is scoped separately before work begins. If you need staff roles, advanced reporting or several integrations, we'd be looking at the custom web application package from €2,500, with a 4–10 weeks timeline. Hosting and third-party services are always listed separately in the quote.
A real project
Leto Halkidiki is my concrete example of working with private accommodation. The old WordPress site was replaced with a Laravel portal that organises listings by destination, place and individual property. Content runs in Serbian, English, Romanian and Greek, each with its own metadata and property administration.
One important distinction: that portal currently sends inquiries to owners by email. I'm not citing it as proof of automated booking, live availability sync or card payments. What I carry over is the experience with listing structure, search, translations and administration. For your site, the calendar and confirmation logic get built around how you actually work — the full detail is in the case study.
Why work directly with a developer, not an agency
One person from the call to the server
You agree on scope with me, follow development, and take over a finished site. Questions go straight to the person writing the code.
A fixed quote for the agreed work
You get a price, scope and phases within 48h of a short call. Anything beyond that scope is agreed in advance, separately.
No agency markup
Working directly can be more affordable than an agency, since you pay for development and the services you actually need, with clear accountability for delivery.
Maintenance from €50/month
Fixes are free for the first 30 days after launch. Ongoing support and maintenance are agreed separately, based on the pricing page.

Questions apartment owners ask
Can the site work alongside Booking.com or Airbnb?
It can serve as an additional channel for direct inquiries. Automatic availability syncing depends on the system and access those platforms give you, and is checked case by case before it's quoted. If you'll update the calendar manually, we set that up as your responsibility from the start. I won't promise instant sync until we've confirmed the actual connection method and its limits.
Can I change next season's prices myself?
Yes — you edit periods and their prices from an admin panel. Training covers a stay that spans two seasons too, so the calculation stays clear. You can preview a specific date before it goes live. If you have special rules for children, an extra bed or longer stays, we build those into the spec upfront.
Is online payment required?
No. A first version can simply collect inquiries you confirm by email or phone. Card payment makes sense once availability, deposit rules and cancellation terms are clearly defined — and it also depends on the payment provider you choose. In the quote I separate the cost of building the integration from that provider's own fees and terms, so you can compare options.
How many photos and how much text do I need to prepare?
You need clear unit descriptions, sleeping arrangements, amenities, location and photos that represent the space well. There's no fixed number for every property — the goal is that a guest understands what they're booking. We choose material together that fits the page, and agree upfront who writes the descriptions and who provides translations for international guests.
Do you guarantee more direct bookings?
No, I don't guarantee booking numbers or search rankings. What I deliver is clear content, solid technical SEO basics, and a clean path from listing to inquiry. Results also depend on demand, location, your offer, photos and how you respond to guests. After launch we can track incoming inquiries and use that to improve the pages and the contact form.
What if I already have an old site?
We start by reviewing its URLs, content and how inquiries currently arrive. Pages worth keeping stay, or we plan proper redirects where addresses change. Moving photos and descriptions is part of the scope, along with checking usage rights. The old site stays live until the new one has been checked for content, forms and how it looks on a phone.
Show guests your property and how to book it
Send the address of your current site, the types of units you have, and an example price list. On a short call we work out whether you need an inquiry form or a full calendar booking, then you get a clear, fixed quote.
